On Saturday, May 2nd, the 152nd Run for the Roses thunders out of Churchill Downs. Twenty thoroughbreds. One race. And somewhere in that field – maybe it’s the favorite Renegade, maybe it’s the longshot Chief Wallabee – one horse, one jockey, and one trainer will find themselves in the winner’s circle.
With Derby Day just around the corner, we’ve been thinking about that winning combination. Buying your Summit County home isn’t that different from the Kentucky Derby. The right horse. The right jockey. The right trainer. Get all three working together and you’re not just in the race, you’re in contention.
🐎 The Horse: Betting on your Summit County home
Every serious Derby handicapper studies the stats before they place a bet. They’re not just looking at who’s prettiest in the paddock — they want to know what’s inside. Does this horse have the stamina to go 1¼ miles? Does the breeding hold up under pressure?
Smart home buyers do the same thing.
A Summit County property might look like Commandment walking into the paddock; sharp, impressive, turning heads. But what’s inside matters just as much as the curb appeal, maybe more. The mechanical systems, the roof, the foundation. A home with a great view and a failing furnace is like a lame horse. It may be a beautiful colt, but can it be successfully rehabilitated or is it best put out to pasture?
Location is your horse’s natural cruising speed and mental focus; they make all the difference. In Summit County, location is everything. Ski access, an amazing view, trail proximity, town convenience. Some homes will have the right combination, others won’t make the cut.
And just like the Derby field, every property has a stat sheet. Beds, baths, square footage, HOA dues, rental income, insurance. Knowing the numbers is as important as falling in love with the beautiful stride.
🎩 The Jockey: Guiding you to the Winner’s Circle
Here’s what casual Derby fans underestimate: the horse doesn’t win alone. The jockey reads the race while it’s happening; when to hold back, when to make the move, when to thread the needle through a crowded field. Irad Ortiz Jr. on Renegade isn’t just along for the ride. He’s making split-second decisions that can mean the difference between the roses and the thorns.
Your real estate agent is your jockey.
Summit County is not a simple market. STR licensing rules vary by town, by basin, by zone. HOA restrictions, county regulations, insurance quirks in mountain resort markets – these can be tight spots in the field that a good jockey navigates before you even know they were there. The wrong move at the wrong moment can cost you the race.
Jason and I have been riding this track for years. We work here. We play here. We know which areas have issues brewing and which ones are quietly appreciating. We’re not handing you a to-do list and watching from the rail. We’re in the irons with you, from start to finish.
Choosing the right agent in Summit County isn’t a formality. It’s part of the strategy.
🌹 The Trainer: The prep before the Derby
This is the part that gets overlooked on race day. The months of preparation, the early mornings, the decisions made long before Churchill Downs go unnoticed. The trainer sets the conditions for success. Without that foundation, even the best horse with the best jockey can come up short.
You’re the trainer.
The buyers who have the smoothest experiences are the ones who are prepared. They know what they want and why. They’ve thought honestly about how they’ll use the property. Will it be a weekend escape, generate rental income, eventually become a full-time home, or their legacy investment? They understand their financing before they fall in love with a property. They know their must-haves versus their would-be-nice-to-haves.
As the trainer learns more about the horses, adjustments are often made along the way. That’s to be expected. A great trainer adapts to the horse so they can become a winning combination together. Guided by the right jockey, when the gates open, the trio is unstoppable.
🏆 The Winner’s Circle
When the right horse, the right jockey, and the right trainer come together, the odds are in their favor. On Closing Day, we meet in the winner’s circle, celebrating an amazing accomplishment.
Whether your timeline is this spring, next fall, or somewhere down the road, when you’re ready to do more than just study the stats and find your Summit County home, we’re ready to ride.
You can bet on that.
