Short Term Rental Regulations – Are You in Compliance?

Short term rental regulations have been adopted across Summit County. They will be in full effect before the end of 2019. If you rent your property for less than 30 consecutive days, these regulations apply to you. It doesn’t matter if you rent your home only for Christmas break or if you rent it 365 days a year. The new regulations require permitting, a responsible agent and more.  Each area has their own rules to follow so be sure you are in compliance with the rules for your property. Wildernest, for example, is not under Silverthorne rules, they are not within town limits and, therefore, follow county regulations. If you aren’t sure if your property is within town limits, your best bet is to contact the county. Although, we are happy to look your property up and tell you what we think.

Breckenridge

If your short term rental is in Breckenridge, plan to renew your rental permit around the end of every year. It could cost you up to $325 depending on the size of the property. Your responsible agent must be able to respond to any issues within 60 minutes, 24 hours a day, 7 days a week. Signs must be inside the unit for the renters information. Dillon

If your short term rental is in Dillon, plan to renew your permit by April 1st. At just $50, fees are the least expensive in the area.  However, whomever remits the lodging taxes is required to have an additional $60 license. Your responsible agent must be able to respond to any issues within 60 minutes, 24 hours a day, 7 days a week. Signs must be inside the unit for the renters information. Frisco

Short Term Rentals FriscoIf your short term rental is in Frisco, plan to renew by May 1st each year. Anticipate a $125 permitting fee. You need to have a responsible agent however there are no requirements on the response time as long as the situtation is resolved. Frisco limits the number of occupants allowed to 2 people per bedroom plus and additional four. That allows you to have 2 additional people on a pull out sofa and a couple of others in the loft if you have one. Signs must be inside the unit for the renters information. Silverthorne

Silverthorne short term rental regulationsIf your short term rental is in Silverthorne, plan to renew at the end of every year. Permitting fees vary by the size of the rental property. Your responsible agent must be able to respond to any issues within 60 minutes, 24 hours a day, 7 days a week. Occupancy is limited to 2 people per bedroom plus two additional. County tax records determine the number of bedrooms the property has. Signs must be inside the unit for the renters information. There are health and safety requirements and advertising requirements. Complete information for short term rental regulations in Silverthorne can be found on the town website.

Unincorporated areas in Summit County

Summit county short term rental regulationsIf your short term rental is in Keystone, Copper Mountain or other areas not within town limits, you must abide by Summit County regulations. Initial permits cost $150 and must be in place by June 1st. Renewals will be handled by September 1 each year and are only $75.  Your responsible agent must be able to respond to any issues within 60 minutes, 24 hours a day, 7 days a week. Occupancy limits are only for properties with septic systems. Your septic permit will specify the number of bedrooms the septic is designed to serve. Regulations allow for two occupants per bedroom that the septic will service. Signs must be inside the unit for the renters information.
