Don’t Hire a Real Estate Agent

I came across this video I made a few years ago saying don’t hire a real estate agent. With what is going on with the NAR proposed settlement right now, I thought it was fitting and worth sharing again.

I don’t always like to watch videos and it’s not always possible in every situation. Here’s a brief overview of what the video says.

Don’t hire a real estate agent to sell your house or to help you find one to buy. Finding a home to buy or finding a buyer for your home is part of my job. It is a very small part, and a necessary part, but not the most important part. It is certainly not the reason to hire a real estate agent.

The most important part of my job, and the reason you should hire a real estate agent, is to look out for you. To make sure you are thinking about everything you can know when you are getting into a home or what’s coming up when selling a home.

Hire a real estate agent that knows to tell you about Radon in the Colorado mountain towns.

As a buyer, we’re making sure you are thinking about things like radon, or septic tanks. That you are considering the snowplow that drives by your bedroom window at 2am all winter long. Are you thinking about rental income or resale value? How about the expenses that may pop up while you own the home. Do you know what to expect or how to find that out?

Will you save money if you don't hire a real estate agent?

As a seller, we’re making sure you know what to expect when you receive an offer. Can the lender and buyer perform the terms of the contract? Once you go under contract we make sure you know the next steps. We make sure you know more people will be coming into the home. You will be ready for the inspection. You’ll understand the septic inspection, if that applies. You’ll know about Colorado withholding. There’s a lot to selling a home, especially if you’re not in the area. Most of our buyers and sellers live somewhere else and are not full time in Summit County.

It’s our job to look out for you, to tell you about all the things you might not be thinking about. That’s what matters. Hire somebody that has your back. Somebody that is looking out for your best interest. Don’t hire a real estate agent whose goal is to sell you a house or to sell your house.
